SYNERGIS ANNOUNCES NEW JOINT VENTURE IN BEIJING

FOR PROVISION OF MANAGEMENT SERVICES TO XIHUAN PLAZA

( Hong Kong , 2 February 2005 ) Synergis Holdings Limited (“Synergis” / the “Group”) (stock code: 2340) announced its new joint venture with Beijing Financial Street Property Management Co., Ltd. ( 北京金融街物業管理有限責任公司 ) . The new joint venture company , Beijing Financial Street Synergis Property Management Company Limited ( 北京金融街新昌物業管理有限公司 ) , is established to provide professional and quality property and facility management services to Xihuan Plaza ( 西環廣場 ) in Beijing.

Located in the Xicheng District( 西城區 ) of Beijing city centre, Xihuan Plaza is a large scale and distinctive commercial development project characterized by its uniquely designed and built architectural features as well as most advanced facilities and equipment. With a total development area of over 260,000 square metres, Xihuan Plaza will house a mega shopping mall, modern office buildings and over 2,000 carpark spaces. Moreover, the strategic and convenient location of Xihuan Plaza makes it ideal for a comprehensive transportation hub of railway, underground subway, light rail and public transport; thus generating an enormous daily flow of over 300,000 visits. Upon completion in mid 2005, the new joint venture company will be managing over 180,000 square metres of Xihuan Plaza , which is regarded as the new landmark of Beijing in 2005.

According to Synergis' joint venture partner, Beijing Financial Street Property Management Co., Ltd, it was Synergis' market leadership, solid experience, management approach, sound track records, brand reputation and strong devotion in the project which had set Synergis apart from other players. At the end of 2002, Synergis formed a joint venture company with Beijing Strong Science Park Business Services Co. ( 北京實創科技園經營服務公司 ) and is currently managing four projects in Beijing which include Power Creative ( 盈創動力 ), Qing Ying Ke Ji Yuan( 群英科技園 ) , Strong Mansion ( 實創科技綜合大廈 ) and Yu Jing Building( 玉景公寓 ) with an aggregate floor area of approximately 131,000 square meters.

For Shanghai, through a joint venture with Shui On Group ( 瑞安集團 ) at the end of 2003, Synergis has been providing property and facility management services to projects developed by Shui On. Currently, Synergis is managing four high class projects in Shanghai, including Corporate Avenue ( 企業天地 ), Shui On Plaza ( 瑞安廣場 ), Lakeville ( 翠湖天地 )and Rui Hong Xin Cheng ( 瑞虹新城 ) with an aggregate floor area of approximately 528,000 square meters.
