Established in 1978, Synergis Management Services Limited (formerly known as Hsin Chong Real Estate Management Limited) is a subsidiary of the Hsin Chong Group, and currently a leading property and facility management service provider in Hong Kong and Asia, employing over 4,800 staff. Synergis has a well-diversified portfolio, managing about 250 properties and facilities including more than 125,000 residential units and 2 million square metres of commercial and industrial space. In its pursuit of service excellence, Synergis has been implementing Total Quality Management ("TQM") in its daily management practices since 1997, and is the first property and facility management company in Hong Kong to employ this unrivaled management model. We execute four key elements of TQM in our company's operations - Continuous Improvement, Customer Satisfaction, Total Staff Participation and Strong Top Management Commitment to Quality. We have also implemented other important quality management systems ¡V the ISO 9001:2000 Quality Management System in both Hong Kong and Mainland, the ISO 10002: 2004 Customer Services Management Guidelines, the ISO 14001: 1996 Environmental Management System, the OHSAS 18001: 1999 Occupational Health and Safety Assessment Specification, the 5S Management System, Synergis Management System (Synergis ¡V SMS®) and Synergis Environmental Hygiene Management System (Synergis ¡V EHMS®) -- to ensure customers will consistently receive the very best in quality services.

In recognition of its strong and ongoing commitment to the pursuit of quality over the years, Synergis has received numerous high-profile awards. From 1994 to 2003, Synergis was awarded the 'Best Property Management Company' by the Hong Kong Housing Authority ¡V an impressive ten consecutive years of management excellence. Each passing year has brought the Group new awards and accolades in recognition of its growth and achievements. In 2004, for example, Synergis was recognized as a 'Hong Kong Superbrand', as well as achieving a 'Top Service Award 2004' organized by the Next Media. It also obtained a 'Certificate of the Hong Kong Q-Mark Service Scheme', a certification that gives the Group enhanced access to the Mainland market. Other quality accolades include being named 'FAME (Facility Management Establishment) Award : Overall Winner 2003' by the Hong Kong Institute of Facility Management, and being announced as Overall Winner at the Hong Kong Management Association Quality Awards in 2001, the most prestigious award in Hong Kong. The Group's Commitment to its quality systems was recognized by the award of the HKQAA Business Performance Index (BPI) 9004 Excellence Class Certificate 2005, the highest level of the BPI accredited by the Hong Kong Quality Assurance Agency. In 2006, we won 'The Best Brand Enterprise Award and Corporate Strategy Excellence' presented by Hong Kong Productivity Council. To recognize Synergis outstanding performance in environmental management, we become the first batch of companies to receive the "Green Mark Certificate" by the Hong Kong Q-Mark Council recently.

In view of the huge market potential on the Mainland, Synergis has taken great strides forward in recent years to expand its property and facility management business into the Greater China region. To do this, we have established three strategic joint-venture companies in Beijing and Shanghai, namely Beijing Financial Street Synergis Property Management Company Limited, Synergis GoldenNet Property Management (Beijing) Co., Ltd. and Synergis Shui On Property Management (Shanghai) Co., Ltd. We also have set up a wholly-owned subsidiary, Synergis Property Management (Shenzhen) Co., Ltd. in Shenzhen. Currently Synergis manages over 1,300,000 sq. m. of space in Beijing, Shanghai and Wuhan. Its Synergis Shui On joint venture is particularly active, managing both high-grade commercial properties and luxury residential developments including Knowledge & Innovation Community (KIC), Corporate Avenue, Shui On Plaza, Lake Ville and Rui Hong Xin Cheng in Shanghai, and Wuhan Tiandi in Wuhan. It has also started to provide pre-management services for Chongqing Tiandi. In recognition of Synergis¡¦ continuous effort over the years, the Corporate Avenue was named as the "2005 National Best Managed Building" by The Ministry of Construction in the Mainland of China. In Beijing, Synergis is providing management services to Xihuan Plaza, a landmark office complex in the Central Business District, and A-Z Town, a large-scale residential complex developed by Beijing Capitaland.

Taking advantage of continued economic growth on the Mainland, new opportunities arising from China's accession to the WTO, and Beijing's acquisition of the 2008 Olympic Games, Synergis will be looking to build a dynamic portfolio in Mainland as a basis for extending its influence into the wider Asian arena.
